The Frederick brings hotel luxe home

In a city deprived of the pleasure of international travel for so long, it’s no surprise that the allure of hotel luxe living has struck a chord with buyers of The Frederick, whose arrival in Green Square signals the new town centre’s coming of age.

For those with dimming memories of the glamour, the excitement and the sheer delight of the grand hotel experience, the arrival of The Frederick could not have been timed better. That sense of being wrapped in luxury and the anticipation of indulgent fine living is one of life’s great pleasures, made no less enticing when it can be experienced every day. 

It’s the tantalising promise offered to the future residents of The Frederick; to be able to check in to apartments that are elegant, luxurious and bespoke, where they can nourish body and mind in the Wellness Centre, tend to work in the Business Lounge and entertain in the Sky Lounge, a sumptuous and exclusive lounge and bar, offering glittering views of the Sydney skyline.

In the tradition of any grand hotel, the experience has been planned to begin the moment you step inside the lobby of The Frederick, a 23-level glass tower, designed by William Smart of Smart Design Studio in collaboration with Mirvac Design.

In typical Smart fashion The Frederick is tall, elegant and perfectly formed, its creator looking to pure geometry to shape a building that is timeless and classic, taking advantage of the opportunity to capture magnificent views.

“It is a very classic building with a purity that you find in geometry,” says Mr Smart. “At one end of Green Square is Ovo, a little taller and oval in shape, and at the quiet park end, The Frederick, both bookending the neighbourhood. We wanted the building to feel tall and elegant and make the most of the views.”

The architect has captured the essence of Sydney in spectacular fashion with a glass tower in which each vertex is curved to form spacious semi-circular living rooms that emphasise the luxe hotel glamour that is the hallmark of The Frederick. Its distinctive organic curves form a tower that is destined to become a landmark in Sydney’s newest town centre. 

At street level The Frederick announces itself with a wide stepped entry featuring black granite and tall columns of soft grey terrazzo tile. The awning above is clad in dark pewter and repeated in vertical and horizontal fins that shade the building. As the sun catches the facade, it becomes animated, casting a warm and inviting golden glow.

Inside, the lobby sets the homecoming scene with understated elegance; a place to wait, meet and socialise, the simplicity punctuated by an opulent 3-metre high lighting sculpture wrapping around a circular banquette.

The buildability and liveability has been considered down to the last detail, a task that has consumed Mirvac Design Senior Associate and Green Square Project Architect Kah Heng Yep in his pursuit of the perfect home.

“As we refined the design, we put ourselves in the mind of the customer, imagining how they will experience the journey home,” says Kah. “Entering the lobby from the street, taking the lift and opening the door to your private sanctuary. That moment of surprise and joy as you walk into your living room is one of the precious moments that architecture can create.”

On the carefully curated journey to private residence, lighting is set low and moody until the moment you step into the lightness of your personal domain.

Mirvac Design has complemented The Frederick’s classic elegance with interiors that elevate the pleasure that comes from being immersed in beauty and luxury.

Timber fluting, curved edges, feature lighting and fluted glass details take their cue from the best of hotel opulence, with an overlay of practicality.

Mirvac Design Associate Lisa James says special attention has been paid to the finer details of the interiors as well as the changing lifestyles of The Frederick’s future occupants.

“The way you move through the apartment is something we were really interested in,” says Ms James, who specialised in hotels before joining Mirvac Design. “The joinery elements are like the welcome points to create a more personalised experience in the apartment. 

“The interiors don’t set out to compete with the spectacular views that many of the residences offer but to complement them with elegance and a focus on the quality of the materials and finishes.”

In the kitchen, it is all about rounded edges and soft lines, from the curves of the peninsula bench to open joinery. Overhead cupboards are finished in timber tones of warm honey or light charcoal while under bench finishes to the peninsula are fluted, adding a tactile and visual element to the curved edge.

Part day spa and part sanctuary, bathrooms blend comfort, style and useability. The star of the show is the vanity, with integrated basin and finger pull drawers against a fluted marble backdrop, available as an upgrade. Storage is concealed behind a circular mirror, backlit to cast a flattering glow.

Beyond the comfort of the residences, proposed facilities within The Frederick extend the available living spaces within the community. With so many adopting the ‘work from home’ culture, the ground floor is proposed to include a resident only Business Lounge with options for meeting rooms, partitioned work spaces and break out spaces for more informal work. 

The Wellness Centre, designed by Esoteriko will offer space for a range of activities to replenish mind, body and spirit, including a Pilates studio and a gym.

Once the workout and working day is over, the proposed Sky Lounge on the uppermost 23rd floor, will provide a bookable private dining space for residents and their guests.

The highly considered design of The Frederick is a clear signal that Green Square has reached a turning point in its evolution, says Mirvac General Manager, Residential Development NSW Toby Long, “It’s now five years since residents moved into the first building we completed at Green Square,” says Mr Long. “In that time a real sense of community and pride in ownership has developed.

“In the past year we have seen greater demand for apartments that offer house like qualities and dimensions and we have taken that cue to elevate the level of luxury and resident amenity at The Frederick.”

Mr Long says Green Square has matured rapidly, in large part thanks to the amenity that has made it such an attractive place for people to live. The town centre is home to an award-winning library, the Joynton Avenue Creative Centre and Gunyama Park Aquatic and Recreation Centre.

In 2022 the Drying Green*, a 6,500sqm park opposite The Frederick is scheduled to be completed.

“It’s not often that you see a brand new town centre emerge, where the public and private spaces are so well-considered,” says Mr Long. “When we started construction here people found it difficult to fully comprehend the vision for Green Square. Now you don’t have to imagine, you can see for yourself that this is an incredible place to live with everything you need on the doorstep.

“Coupled with a dedicated train station and a mix of retail options, from our East Village shopping centre at Zetland to edgier boutique shopping in the laneways and streets nearby, it has all the character and vitality that people expect to find in the inner-city.”
Established cafes and restaurants in the town centre only add to the sense of The Frederick being a complete hotel at home experience, with one important difference. There’s no need to check out.
