MWOF Ranked Number 1

Mirvac Wholesale Office Fund ranks first as new Fund Manager announced

Mirvac Wholesale Office Fund (MWOF or “the Fund”) has been recognised as the number one performing fund in its MSCI peer set over both the one and two years to 30 September 2026, delivering a 12-month total return of 8.8 per cent and outperforming its benchmark by more than 130 basis points.

The performance comes with the Fund opening next week for a further equity raise, and new Fund Manager, Tom Green appointed following Kit Georgeos’ appointment as Mirvac’s CEO, Funds Management.

The result was underpinned by the Fund’s strategic overweight positions in Sydney’s core precinct and Melbourne’s east end, where strong rental growth, tenant demand and high asset quality continued to outperform broader market trends.

Mirvac’s CEO, Funds Management Kit Georgeos said the performance demonstrated the strength of the Fund’s focused investment strategy.

“Our overweight positions in the right markets of Sydney and Melbourne are delivering results, supported by rental growth, tenant demand and the quality of our assets,” said Ms Georgeos.

“Ranking first in our peer set over both one and two years reflects the strength of that positioning, alongside the leasing outcomes being achieved across the portfolio.

“I am delighted to appoint Tom Green as Fund Manager of MWOF. Tom brings significant experience and a strong track record in managing large pooled funds, together with deep knowledge of MWOF and its assets from his time with Mirvac. His career spanning the office sector investment and capital relationships positions him well to build on MWOF’s current momentum and lead the Fund through its next phase of growth.”

During the September quarter, MWOF secured acquisitions of 50 per cent interests in 5 Martin Place, Sydney and 171 Collins Street, Melbourne . Both are modern, premium-grade buildings with strong ESG credentials, located in the Fund’s preferred CBD core locations in Sydney and Melbourne.

The off-market acquisition of the interest in 5 Martin Place settled in September 2026, further increasing the Fund’s exposure to Sydney’s Core Precinct. The acquisition of the interest in 171 Collins Street is anticipated to settle in November 2026.

“These acquisitions build on our exposure to premium office assets in the locations we have deliberately prioritised, positioning the Fund to benefit from what we believe are some of the strongest office market fundamentals in Australia.”

The Fund’s equity raise concluded in September 2026, bringing total new equity raised since the beginning of 2025 to the equivalent of $680 million.

“The outcome of our equity raise reflects confidence in our leading governance, our focus on putting investors first and the MWOF team’s capacity to generate strong financial returns. We continue to see strong interest from groups assessing an investment in MWOF, reflecting the quality of our portfolio and its alignment with the assets investors are seeking.

“The anticipated shortage of supply of premium office space over the next four to five years will provide further support for occupancy across the MWOF portfolio and, in turn, drive outperformance for the Fund,” said Ms Georgeos.
