Mirvac and Queensland Government open first Build to Rent Pilot Project community

The first build to rent (BTR) community under the Queensland Government’s Build to Rent Pilot Project, Mirvac’s LIV Anura at Brisbane’s Newstead was officially opened today by Queensland Treasurer, the Hon. David Janetzki and Minister for Housing, the Hon. Sam O’Connor

 

LIV Anura delivers 396 much-needed renter-only homes, including up to 99 affordable apartments offered at reduced rate rent.

Located within Mirvac’s long-established Newstead residential precinct just 1.5 kilometres from the Brisbane CBD, LIV Anura has been delivered by Mirvac’s $1.8 billion build to rent venture with investors Mitsubishi Estate Asia Pte. Ltd (MEA) and the Clean Energy Finance Corporation (CEFC), in partnership with the Queensland Government.

Mirvac’s Group CEO & Managing Director, Campbell Hanan said the group was proud to deliver its first build-to-rent project in Queensland as part of the Queensland Government’s Build-to-Rent Pilot.

“LIV Anura is a strong example of how government and industry can partner to deliver more diverse and accessible housing options,” said Mirvac Group CEO & Managing Director, Campbell Hanan.

“Meeting the growing demand for different types of housing is essential to improving access for Queenslanders, and with the support of our community housing partner, National Affordable Housing, we’re helping more people find high-quality, secure rental homes.”

Treasurer and Minister for Home Ownership David Janetzki said the Queensland Government told Queenslanders it would tackle the housing crisis head on – and it is.

“We are focused on unlocking land for new housing, building better communities, boosting home ownership, easing pressure on rents and helping vulnerable Queenslanders put a roof over their head.

“The government recognises the majority of residential housing has been delivered by the private sector. Projects like this are a fantastic example of new ways the State and property sector can partner to mutually achieve objectives and deliver high-quality new supply for Queensland.”

Housing Minister Sam O’Connor said the government’s comprehensive housing plan would increase supply across the board, helping the state’s most vulnerable and those trying to achieve the dream of owning their own home.

“Projects like LIV Anura provide more homes for hard-working Queenslanders like our teachers, nurses and paramedics because renters are particularly feeling the impacts worse than most,” Minister O’Connor said.

The Queensland Government’s Build to Rent Pilot Project is an initiative aimed at increasing the supply of affordable rental housing by partnering with private developers to create purpose-built rental communities. Mirvac designed, delivered, and will own and manage the new apartments exclusively for renters. LIV Anura includes 99 affordable apartments offered at reduced rate rent, for renters working within 10 kilometres of Newstead who meet affordable housing criteria.

 

Mirvac is targeting a 5 Star Green Star Design and As Built rating for LIV Anura from the Green Building Council of Australia (GBCA), highlighting excellence in sustainable construction, and has achieved 8 Star average National Home Energy Rating (NatHERs) and targeting 4 Star NABERS water and energy. It is an all-electric community, featuring 100% renewable energy in common areas, smart metres for residents to monitor energy usage and a fleet of electric vehicles exclusively for residents.

LIV Anura features a mix of studios, one and two bedroom apartments, across two buildings, along with 3,000sqm of indoor and outdoor shared resident spaces on level five and more than 1,000sqm of boutique retail at ground level.

Onsite resident facilities include indoor and outdoor gyms, a pool, sauna and spa, a variety of co-working and meeting spaces, multiple communal lounge areas, pet retreat, private dining and chef’s kitchen, plus a bush tucker garden.

Mr Hanan said: “We are pleased to have already seen a strong response from potential customers.

“Mirvac is now the first in Australia to operate BTR properties across New South Wales, Victoria and Queensland. This year we’re adding a total of 894 new BTR apartments to the market, with LIV Albert soon to complete in Melbourne, bringing our total portfolio to more than 2,100 apartments nationally,” he said.

“More Australians are renting, whether by choice or by necessity. LIV Mirvac provides a genuine and new housing choice for renters, whether this be security of tenure while on the path to home ownership or flexibility for when life changes happen, we meet the needs for our residents at key life stages,” he said.
