Mirvac and M&G Real Estate unveil transformed 400 George Street lobby as leasing momentum accelerates
More than 10,000 square metres of leasing commitments secured as repositioned asset attracts a diverse mix of
customers
Mirvac and M&G Real Estate have unveiled the transformation of 400 George Street, with more than 10,000 square
metres of new leasing commitments secured over the past 12 months, highlighting strong demand for premium,
well-connected workspace in the heart of Sydney’s CBD.
The transformation forms part of a targeted repositioning of the 30-storey, 50,000 square metre asset, designed to
enhance customer experience, connectivity and workplace amenity, while supporting the evolving needs of modern
businesses.
Mirvac’s Chief Asset Management Officer, Victoria Tavendale, said the project reflects a strategic investment in
creating a next-generation workplace experience.
“400 George Street is a strong example of how we’re investing in the customer experience from the ground up,” Ms
Tavendale said. “This transformation has created a more welcoming and connected workplace, with high-quality
amenity and shared spaces that support collaboration, wellbeing and productivity.
“The strong leasing momentum we’ve seen over the past 12 months demonstrates how customers continue to
respond to well-located workplaces that help people perform at their best.”
The refurbishment delivers a significantly upgraded arrival experience, including a reimagined ground floor lobby
with concierge services, a new café and enhanced food and beverage offering. The transformation also introduces
a new through-site link, which improves pedestrian flow and connectivity between George Street, Sydney Arcade
and Pitt Street Mall. New shared meeting spaces, a dedicated wellness facility and upgraded end-of-trip amenities
further support tenant wellbeing and flexibility.
Alex Banzic, Head of Australia, M&G Real Estate, said: “As long-term co-owners of 400 George Street, M&G Real
Estate is pleased to support the continued transformation of this prominent Sydney CBD asset. The investment
reflects our focus on high-quality, resilient workplaces that continue to evolve with the needs of occupiers, while
enhancing the everyday experience for customers and visitors. The leasing momentum achieved over the past 12
months reinforces the continued appeal of well-connected, thoughtfully upgraded workplaces that combine
amenity, accessibility and a strong customer experience”.
As part of the transformation project, a new digital artwork will be unveiled in the lobby. Designed by proud Jerrinja
and Djirringanj, Yuin artist Aaron William Kennedy, and titled WADHA GWIYAALA NANGU (Where the Stingrays Rest),
the work explores the connection between Sydney Harbour and the Gadigal people, creating a strong sense of place
and connection to Country throughout the building. Additional bespoke artworks feature within the meeting rooms,
as well as the King Street entrance.
Mirvac and M&G Real Estate are pleased to welcome a diverse mix of new and incoming customers that were drawn
to the building’s location and transformative capital works, including Databricks, Gilchrist Connell, DoorDash, The
Executive Centre, Beca, Veeva Systems, The Grand Café and Harvey’s Hot Sandwiches.
Regional Director - Australia for The Executive Centre, Robert How, said: “We've chosen 400 George Street as the
home for The Executive Centre's latest Sydney location because of the significant investment in the property,
including its transformed lobby, wellness amenities and premium end-of-trip facilities. Combined with its prime CBD
location and outstanding connectivity, it provides the ideal setting for The Executive Centre to deliver our premium
flexible workspace experience, where our signature hospitality and design excellence create an exceptional
environment for our members and their guests.”
The transformation of 400 George Street reflects Mirvac and M&G Real Estate’s shared commitment to delivering
high-quality, well-connected workplaces that support the evolving needs of businesses and their people, while
demonstrating how targeted repositioning can support leasing momentum in the Sydney CBD.
