Heritage Lanes Cuts Cup Waste Through New Circular Reuse System
Heritage Lanes at 80 Ann St in Brisbane has diverted more than 119,000 disposable cups from landfill in less than 12 months through an innovative reusable cup program, complete with a selfservice kiosk built using more than 125kg of recycled bottle caps collected onsite.

Mirvac’s Planet Positive Waste and Materials strategy aims for zero waste to landfill by 2030, addressing the significant impact of waste generated by the built environment. According to the Green Building Council of Australia, the sector is responsible for around 60 per cent of the nation's total waste—over 41 million tonnes every year* —making it a priority area for transformation.
To support this shift, Mirvac is rethinking how its buildings are designed, constructed and operated, moving away from a traditional ‘take, make, use, dispose’ model and towards a fully circular approach.
Victoria Tavendale, Chief Asset Management Officer, Mirvac, said:
“Heritage Lanes was designed to set a new benchmark for sustainable workplaces, and initiatives like the Cercle kiosk show how we can keep innovating beyond construction. By turning waste into infrastructure and making reuse simple, we’re helping tenants and visitors take everyday actions that deliver real impact.”
Heritage Lanes—jointly owned by Mirvac and M&G Real Estate, the real estate investment arm of M&G Investments —is home to major tenants including Suncorp, KPMG, APA, Spaces, and Mirvac’s Queensland headquarters. The recently installed Cercle reusable cup kiosk is solar powered and fully selfservice, making it simple for workers to borrow, rinse, and return reusable cups throughout the day.
Maurice Gallagher, Head of Real Estate, Suncorp Group, said:
“Mirvac’s leadership in sustainable innovation was a key factor in Suncorp’s decision to select Heritage Lanes as our Brisbane headquarters, and we’re proud to continue to partner with them to find new and impactful ways to operate more sustainably. The Cercle cup program is a great example of Heritage Lanes continuing to drive progress in waste reduction and proactively reduce our environmental footprint.”
Alex Banzic, Head of Australia, M&G Real Estate, said:
“As long-term owners of Heritage Lanes, we are focused on backing assets that perform for our investors and for the environment. The Cercle reusable cup program is a simple, scalable example of circular thinking in action – cutting waste, lowering emissions and improving the day-to-day experience for people in the building. Small, practical changes in how buildings operate can add up to meaningful environmental benefits for our tenants and our investors.”
Since launching in March 2024, the Heritage Lanes system has already saved more than 2.3 tonnes of waste.
The Cercle program is also in place across several Mirvac offices nationally:
- 200 George Street: 263,421 cups = 5,268 kg saved
- 275 Kent Street: 171,945 cups = 3,439 kg saved
- Bay Centre: 17,859 cups = 357 kg saved
- Olderfleet: 121,107 cups = 2,422 kg saved
Across all participating sites, more than 693,000 cups have been diverted, preventing over 12 tonnes of waste from going to landfill.
