Heritage Lanes Cuts Cup Waste Through New Circular Reuse System
Mirvac and M&G Real Estate, the real estate investment arm of M&G Investments, have announced that Heritage Lanes at 80 Ann Street, Brisbane, has achieved a 6 Star NABERS Energy rating – the highest possible rating for energy performance in commercial buildings.

Heritage Lanes achieved Australia’s first 6 Star Green Star Buildings rating, a Platinum WELL building certification – a suite of sustainability ratings that represent a major step forward in sustainable design and operational performance.
“This is a significant achievement for Mirvac and a testament to the strength of our integrated model,” said Richard Seddon, Mirvac’s CEO, Investment.
“Reaching a 6 Star NABERS Energy rating requires a significant improvement over a 5.5 Star rating, a leap that demands deep collaboration between our development, construction, asset management and sustainability teams, adding operational precision to design and construction excellence.
“This milestone underscores Heritage Lanes’ position as a leading, sustainable workplace and reinforces our commitment to developing and investing in a portfolio of high-performing, well-located, premium and low-carbon workplaces,” said Mr Seddon.
80 Ann Street is now the third largest office building - and one of only 77 buildings nationally - to hold a 6 Star NABERS Energy rating.

The improvement from a 5.5 Star design target to a 6 Star outcome has delivered a 33% reduction in energy intensity, saving:
- 1,141 tonnes of CO₂-e emissions avoided
- 5,806 GJ of energy saved
- $337,507 in electricity cost savings
“This building demonstrates what’s possible when sustainability is embedded from the ground up,” said Mr Seddon.
“It’s fully electric, powered by 100% renewable energy, and delivers outstanding tenant amenity. Importantly, it achieves this without compromising water performance, maintaining a 4.5 Star NABERS Water rating.”
Mirvac now holds four assets with 6 Star NABERS Energy ratings:
- 1 Darling Island, NSW
- South Eveleigh Building 1 (Axle), NSW
- Bay Centre, 65 Pirrama Road, NSW
- Heritage Lanes, 80 Ann Street, QLD.
Mirvac also holds three of the top four fully electrified 6 Star NABERS Energy rated buildings in Australia, further demonstrating leadership in decarbonising the built environment.
