Final piece of first-stage North Wharf precinct tops out as new data reveals growing demand for Docklands

Mirvac and co-owner, Daibiru, today announced the first leases signed at 7 Spencer as they celebrated the building edging closer to completion.

7 Spencer is the final stage-one piece of the new North Wharf mixed-use precinct in Melbourne’s Docklands which brings together the next generation modern workplace, build to rent apartments and quality retail and amenity, alongside residential apartments and the new 1 Hotel Melbourne.

Engineering consultant, AECOM has leased more than 3,500 square metres and Work Club has committed to over 3,600 square metres, where it will operate its signature Florence Guild Wellness program, conference and event spaces, basement lounge bar, club suites and terrace as well as a Sky Bar exclusively for tenants.

To celebrate the construction milestone, Nicholas Reece, Lord Mayor of the City of Melbourne joined Mirvac’s CEO of Development, Stuart Penklis, along with Takashi Tomoda, Daibiru; Mark McManamny, Chief Executive Australia New Zealand, AECOM today on site.

New data shows office tenants are increasingly centralising in Melbourne, moving from fringe office locations into the Melbourne CBD, with Docklands the majority preferred location amongst those who have made the move in the last five years1.

Mr Penklis said 7 Spencer, one of only three office buildings currently under construction in Melbourne, is well-placed to capitalise on this demand for Docklands with its North Wharf precinct location on the edge of the CBD.

“Since 2020, more than half of tenant relocations into the Melbourne CBD from fringe areas have been to the Docklands area. As we enter a period of lower office supply combined with improving market conditions, we are well-placed with 7 Spencer as we complete this A Grade asset, sustainably designed and built by our inhouse teams, leveraging our integrated model and our extensive track record in commercial precincts. We are delighted to welcome AECOM and Work Club,” he said.

“Our partnering with Work Club is in recognition of the incredible success of this services delivery model at our Olderfleet project at 477 Collins Street as well as 380 St Kilda Road, integrating state-of-the-art amenities and a vibrant community-focused environment. 7 Spencer will deliver approximately 46,500 square metres of A-grade space over 21 levels, be home to an estimated 4,000 workers at full occupancy and will feature over 10 individual terraces, making the most of Yarra River views. Floor plates will range from 3,000 square metres on Level 4 to 1,000 square metres on Level 20, supported by a central core to optimise workplace design and flexibility. Together with Mirvac’s neighbouring LIV Aston build to rent community, 7 Spencer will feature an activated ground plane with a diverse retail offering including affordable, grab-and go food, and a social laneway café.

In line with Mirvac’s ambitious sustainability objectives, and catering to prospective tenants’ needs, 7 Spencer will be fully electric for the office tower component, with a 5 Star Green Star rating, 4.5 Star NABERS Water rating, 5.5 Star NABERS Energy rating and a Gold WELL Core and Shell rating being targeted. On completion, 7 Spencer will have inducted more than 1,400 site and construction workers, in addition to the workforce that delivered Mirvac’s neighbouring LIV Aston build to rent community.

7 Spencer has convenient connections to Melbourne CBD, Southbank and Docklands via the new Melbourne Quarter link, proximity to Southern Cross and Flinders railway stations and major tram connections and is a stone’s throw from Melbourne’s arts and entertainment hubs. Completion of 7 Spencer is expected in FY26.
